How we work

What makes Fidelity Residential different

What you can see before you call, each shown with real examples made for fictional clients on What it's like to work with us.

  • Every quote is a Total Cost Analysis. Your loan options side by side: the payment, the closing costs itemized the way a Loan Estimate groups them, the cash you need at closing, and what each option costs over five years and over the life of the loan, with the option we would choose and why. See the examples
  • An underwritten pre-approval, not a pre-qualification. A pre-qualification is based on what a buyer reports. Before we issue a pre-approval letter, an underwriter verifies your credit, income and assets, and the loan is approved subject only to the property. See a sample letter
  • Your offer price, not your ceiling. The letter shows the price of the offer it goes with, never the most you could borrow, and no income, credit score, debt ratio or account balance. Its valid-through date is set from the age of the documents we verified.
  • Numbered and checkable online. The listing agent can confirm that a letter is current, expired or withdrawn, with the borrowers, price, loan amount and property exactly as issued.
  • A letter for every offer. Once you are pre-approved and agree, your buyer's agent can make a letter for each offer from our partner portal, without waiting on us. How it works for agents
  • An update at every milestone. An email each time your loan moves forward, and a text if you have agreed to texts. Your real estate agent follows the loan in our partner portal and sees progress, not your finances. See the updates

A pre-approval is not a commitment to lend on a specific property.
