Rates and indices today

National averages from the sources named in the widget. Not Fidelity Residential's rates and not an offer of credit.
Prices of mortgage-backed securities and Treasury yields. When these prices rise, mortgage rates tend to fall.

The figures update during the day. Your own rate depends on your loan, your credit, your down payment or equity, the property and the lock period. Get a quote for yours.

How to read them

How to read these figures

Mortgage rates follow the prices of mortgage-backed securities, the bonds that most home loans are packaged into. When those prices rise, rates tend to fall; when they drop, rates tend to rise.

Lenders can change their rates during the day when the bond market moves, so a rate is only certain once it is locked.

The averages combine many lenders' rates for a typical loan, so they show the direction of the market rather than the rate on any one loan.
