The basics

How a foreign national loan works

It is a business-purpose loan: nobody on the loan will live in the property. Most programs base the loan on the property’s expected rent rather than on the buyer’s income, and the rent must usually cover the full monthly payment, with taxes, insurance and any association dues.

A US credit score is not required: a foreign credit report or bank reference letters can be used, and some programs need neither. Title can be held in a company, such as a US limited liability company, with a personal guarantee.

New Jersey has the smallest share of empty rental homes among the 40 states and the District of Columbia where we are licensed: about 3.5 of every 100 rental homes stood empty and for rent, against about 5.5 nationally (U.S. Census Bureau, American Community Survey 2020-2024). See the state table.

What you need

What the programs ask for

  • A passport and, where it applies, a visa
  • A foreign credit report or bank reference letters, where the program asks
  • Bank statements, converted to US dollars and translated
  • An appraisal with a rent schedule; on a refinance, the lease and proof the rent is received
  • Not for a home you will live in, and not available to buyers from countries under US sanctions
