Why work with a New Jersey lender

Fidelity Residential is a direct mortgage lender licensed in New Jersey under a Residential Mortgage Lender License. Our New Jersey office is at 121 NJ-36, Suite 230, West Long Branch, and our licensed branch is at 1 Yorktowne Drive, Manalapan (branch NMLS ID #2103558).

We can usually request your Certificate of Eligibility from VA for you, and a loan officer goes through the VA appraisal and the funding fee with you before you make an offer.

The basics

How a VA loan works

The guarantee is VA’s promise to repay the lender part of its loss if the loan is not repaid.

VA decides

Who can use the benefit

Veterans discharged under conditions other than dishonorable, service members still serving, Reserve and National Guard members, and certain surviving spouses. VA, not the lender, decides eligibility.

Proof of eligibility

The Certificate of Eligibility

It shows whether you are eligible, how much of the benefit is available and whether you pay the funding fee. We can usually request it from VA for you.

In place of mortgage insurance

The VA funding fee

There is no monthly mortgage insurance. Most borrowers pay a one-time funding fee, which can be added to the loan; veterans receiving compensation for a service-connected disability, and some others, are exempt.

How it works

The steps to a VA loan in New Jersey

  • Eligibility first. We request your Certificate of Eligibility from VA; if VA needs proof of service, we tell you what to send.
  • Apply and send documents. Your income, savings and debts are reviewed using VA’s rules, which look at the income left over each month as well as your debts.
  • The VA appraisal. VA assigns the appraiser, who values the home and lists any repairs needed to meet VA’s property standards. It is not a home inspection, so VA recommends one.
  • Value notice and closing. If the price is above the value, you can pay the difference, renegotiate or cancel under the VA clause in your contract.

Yes, a home of up to four units can be bought when you live in one of them. A condominium needs to be in a project VA has approved.

Is the funding fee the same for everyone?

No. It depends on your down payment and whether you have used the benefit before, and some borrowers are exempt. Your loan estimate shows the amount.

How long does a VA loan take to close?

Often about three to four weeks once the file is complete; the VA appraisal and the value notice set the pace.
