First-time buyers and down payment assistance in New Jersey

Down payment assistance is money from a housing agency, or a program that works with government agencies, toward your down payment and, in some programs, closing costs, usually as a second loan with its own terms. We offer national down payment assistance programs to buyers across New Jersey. New Jersey Housing and Mortgage Finance Agency (NJHMFA) programs are offered only through lenders NJHMFA approves as participating lenders, and Fidelity Residential is not an NJHMFA participating lender at this time.

Each program sets its own rules on income and price by county, and NJHMFA publishes the current figures. These programs are offered through NJHMFA participating lenders; Fidelity Residential is not an NJHMFA participating lender at this time, so we cannot offer them yet.

Added to the assistance

NJHMFA First Generation Homebuyer

For first-time buyers whose parents or guardians own no home or other residential property, or anyone who has ever been in foster care in New Jersey, on top of the down payment assistance.

NJHMFA first mortgage programs

Fixed-rate first mortgages for first-time buyers, government-insured or conventional, with income and price limits by county. In an Urban Target Area the limits are higher, and buyers there do not need to be first-time buyers.

The basics

What to know about down payment assistance

  • You still take a regular first mortgage; the assistance comes with it at the same closing.
  • It is usually a second loan, recorded behind your first mortgage, with its own terms. It is not free money: it is either repaid or, if you meet the program’s conditions, forgiven.
  • Some cover closing costs too, not only the down payment.
  • First-time usually means no home owned in the past three years; most programs are for the home you live in.
