Home values above the median
Montana’s median gross rent, $1,081 a month, is below the national median of $1,413, and its median home value, $375,800, is above the national $332,700. About 30.8 percent of Montana’s occupied homes are rented, below the national 34.8 percent, and its median real estate taxes paid, $2,693 a year, are below the national median of $3,119.
Montana’s median real estate taxes paid are below the national median, but with home values above it, principal and interest are a large part of the payment. Enter the property’s own tax bill, the insurance quote and any association dues in the calculator before you make an offer.
In our state-by-state studies, a year of Montana’s median rent equals about 3.45 dollars for every 100 dollars of its median home value, number 38 of the 41 places we cover (40 states and the District of Columbia), counting from the highest (national: 5.10), and about 5.3 of every 100 rental homes stood empty and for rent, number 22, counting from the highest (national: 5.5). See rent compared with home values, state by state and rental vacancy rates, state by state.
For a DSCR loan, what matters is how the rent of the property you have in mind compares with its own full monthly payment: principal, interest, property taxes, insurance and any association dues. State medians are a starting point, not a substitute for the lease, the appraiser’s market rent, the tax bill and the insurance quote on that property.
