Rents, prices and tax bills below the median
Oklahoma’s median gross rent, $1,014 a month, is below the national median of $1,413, and its median home value, $199,800, is also below the national $332,700. About 34.2 percent of Oklahoma’s occupied homes are rented, close to the national 34.8 percent, and its median real estate taxes paid, $1,599 a year, are below the national median of $3,119.
Oklahoma’s median real estate taxes paid are well below the national median, but taxes are one part of the payment; insurance is another. Get the insurance quote for the property early, with flood insurance if the property needs it, before you sign a contract, and enter it in the calculator with the property’s own tax bill.
In our state-by-state studies, a year of Oklahoma’s median rent equals about 6.09 dollars for every 100 dollars of its median home value, number 2 of the 41 places we cover (40 states and the District of Columbia), counting from the highest (national: 5.10), and about 6.5 of every 100 rental homes stood empty and for rent, number 13, counting from the highest (national: 5.5). See rent compared with home values, state by state and rental vacancy rates, state by state.
For a DSCR loan, what matters is how the rent of the property you have in mind compares with its own full monthly payment: principal, interest, property taxes, insurance and any association dues. State medians are a starting point, not a substitute for the lease, the appraiser’s market rent, the tax bill and the insurance quote on that property.
