The homeowners premium folds into what the borrower has to carry each month and into the escrow the lender collects. A higher number that shows up a few days before closing can tighten a file that looked fine the week before.

The premium is not the only trap: lenders also set limits on policy terms, such as the deductible. The fix is not paperwork. It is timing.
