Why it matters

A letter is only as strong as the file behind it

When a file runs, the lender does not hand back a clean yes or no. It hands back a list of conditions: the proof still owed. The buyer who answers the same day closes. The one who goes quiet for a week is the deal you lose, while the letter still looked strong.
