Your next home

Townhouse to house, or house to townhouse

Whether you are moving up or moving on, each program has its own rules for the down payment, mortgage insurance and the kind of home. A loan officer can compare them for your situation.

Most common

Conventional loans

A loan that follows Fannie Mae or Freddie Mac rules and is not insured by the government, with a fixed or an adjustable rate. With a smaller down payment the loan usually carries private mortgage insurance.

Home purchase loans
A larger house

Jumbo loans

For a loan larger than the conforming limit set each year for the county. Each program sets its own rules for the down payment, credit and the savings you keep after closing, and the rules tighten as the loan grows.

Jumbo loans
For those who served

VA loans

For eligible veterans, service members, Reserve and National Guard members and certain surviving spouses. VA, not the lender, decides eligibility, and there is no monthly mortgage insurance.

VA loans

Talk to a loan officer before you make an offer, so you know your price range and your cash to close, and share your contract dates so we can plan around them. A home equity line or loan can also be opened at the same closing as the new first mortgage.

Staying put

If you are staying: change the loan, or borrow against the home

Refinance

Change the loan you have

A refinance is a new mortgage that pays off the one you have, to change the interest rate, the length of the loan or both, or to move from an adjustable to a fixed rate. Weigh what it costs against the change in your payment.

Refinance options
Townhouse or house

Borrow and keep your mortgage

A HELOC or a home equity loan can be secured by a house, a condominium, a townhome or a small multi-unit property. Both sit behind your first mortgage, which stays exactly as it is.

Cash-out refinance

If you would rather replace your first mortgage with a larger one, a cash-out refinance does that and pays you the difference at closing.

Can I borrow against a townhouse?

Yes. A HELOC or a home equity loan can be secured by a house, a condominium, a townhome or a small multi-unit property, and sits behind your first mortgage, which stays exactly as it is.

What is a jumbo loan?

A loan larger than the conforming limit set each year for the county. Each program sets its own rules for the down payment, credit and the savings you keep after closing. Most programs ask for full income documents, and larger loans may need two appraisals.

Who decides whether I can use a VA loan?

VA, not the lender, decides eligibility. VA loans are for eligible veterans, service members, Reserve and National Guard members and certain surviving spouses. For a VA loan you need your Certificate of Eligibility, and we can usually request it for you.

Should I refinance, or keep my mortgage and add a line?

A cash-out refinance replaces your mortgage with one new, larger loan and pays you the difference at closing. A HELOC keeps your first mortgage as it is and adds a line behind it. If your first mortgage has terms you want to keep, a line or a home equity loan leaves it in place.
