The middle score
For a mortgage, a lender usually pulls a score from each of the three bureaus and uses the middle one of the three.
For Glen Rock couples buying or refinancing together: how a mortgage lender reads credit scores, whose score counts when two people apply, and what helps, or hurts, before and during the loan. Fidelity Residential is a direct, licensed mortgage lender with a New Jersey office on Route 36 in West Long Branch, in Monmouth County, and we lend across New Jersey.

Each of you has a credit report at each of the three national credit bureaus, and the scores can differ from bureau to bureau because their records differ.
For a mortgage, a lender usually pulls a score from each of the three bureaus and uses the middle one of the three.
When two people apply, many programs use the lower of the two middle scores. Each of you sends your own identification and income documents.
Income, debts against income, savings and the home are read too. Each program sets its own score rules, and the score can affect the rate and the cost of mortgage insurance.
Ask your loan officer how each program you are offered treats two applicants before you choose.
There is no quick fix, and nobody can legally remove accurate information from a credit report. What helps is steady and dull, and it helps most when both of you do it.
A score is built from your payment history, how much you owe and how much of your card credit you use, how long your accounts have been open, recent applications and the mix of credit. It is not built from where you live, your age, your sex or whether you are married.
Start early. Habits take months to show in a score, so a few months before you apply gives them time; the week before does not. If one of you has a thinner history, that is the file to work on first.
The credit picture is read again before closing, so the weeks in between matter as much as the months before.
Closing an account can change a score, and moving money creates deposits that must be traced. Ask your loan officer first.
A late payment during the process can affect the loan. Keep paying rent or the mortgage and everything else as usual.
FHA loans accept lower scores than most conventional loans. A loan officer can tell you which programs fit the scores you have.

Usually each of your middle scores from the three bureaus, and in many programs the lower of the two. Each program sets its own rules.
No. Checking your own reports does not affect your scores. A lender’s check when you apply can lower a score a little for a time.
Lenders often use versions of the score made for mortgages, from all three bureaus, so it can differ from the score an app shows.
Be cautious. Anything such a company can do legally, such as disputing errors, you can do yourselves at no charge, and nobody can remove accurate, current information.
