Changing jobs

What a lender reads when your work changes

Your recent employers are part of every application. A change is often fine; what matters is the kind of change and when it happens.

Same field

A new employer, the same line of work

Programs look at your time in the same field as well as your time with your current employer, so a move within your field is read with both in mind.

Employer verification loans
New pay

Salary to commission, or to contract

Switching from salary to commission just before you apply can hold a file up. A move from employee to contractor with the same company can be accepted on a 1099 loan.

A signed contract

Doctors, dentists and other licensed medical professionals can buy on a signed contract for a position that starts after closing. For any other job that has not begun, ask a loan officer first.

Doctor loans

Tell your loan officer early about a job change, a new way of being paid or a leave, ideally before you sign a contract on a home.

Before closing

The second look at your job

Shortly before closing, the lender re-confirms by phone or email that you still work where your application says, as on any mortgage. A change between application and closing belongs with your loan officer at once, not on that call.

Working from home. The verification is the same wherever you sit: the lender deals with your employer directly to confirm your job.

A leave. A parental, medical or other leave can change how your income is read, so raise it early, with the dates.

Have these ready

  • Your history: your recent addresses and employers
  • Pay: recent pay stubs and W-2 forms
  • A change: the dates you left one job and started the next
  • Your employer’s contact: the office that confirms employment, often human resources or payroll
  • Statements: every page of your bank and investment accounts
During the loan

Keeping the file steady while it is in process

Underwriting reads a snapshot of your work, your debts and your savings. The fewer things that move while it does, the smoother the road to closing.

Hold off on new credit. Do not open new credit or make large purchases on credit while your loan is in process.

Keep your pay in one place. Pay landing in one account lets the bank statements show it going in clearly, even across a change of employer.

Answer quickly. Each day a document request waits is a day added to the timeline.

Do you lend in West Windsor?

Can I get a mortgage soon after changing jobs?

Often, depending on the change. Programs look at your time in the same field and with your current employer; a loan officer can check which fit your dates.

Does working from home change the verification?

No. Your employer confirms your job and pay, and the job is re-confirmed shortly before closing, as on any mortgage.

I am going on leave. Should I say so?

Yes, and early. A leave can change how your income is read, so tell your loan officer with the dates.

Can I buy before a new job starts?

Doctors, dentists and other licensed medical professionals can, on a signed contract, through the doctor loan program. For other jobs, ask a loan officer first.

What happens next

  2. A licensed loan officer reviews your answers and follows up with you, usually within one business day.
  3. This is a request for a quote, not a loan application and not a commitment to lend.

This page is general information, not a commitment to lend. Programs, terms and eligibility depend on credit, income, property and underwriting review and are subject to change without notice.
