Permanent residents

Permanent residence: the usual loans

Holding permanent residence puts you in the same conversation as any other buyer. The loan is decided by your credit, income, savings and the home.

FHA

The same terms as citizens

FHA treats lawful permanent residents the way it treats US citizens. The home must be your main residence.

FHA loans
Conventional

Often the simpler path

With permanent residence, or a visa with plenty of time left, and income that documents cleanly, a conventional loan may be the simpler fit.

Buying a home
Jumbo

Larger loans too

Permanent residents and most work-visa holders can use the regular jumbo programs for a loan above the conforming limit.

Jumbo loans

Later on, a home equity line or a second mortgage is open to permanent residents and visa holders in some programs too.

Work visas

A work visa that expires soon

Many people working here on a visa count the months to the expiration date and decide not to apply. The date on its own does not rule you out.

Two questions. Some programs look at whether your visa type is on their accepted list and, if it expires soon, whether you can show that the renewal is properly underway. When both line up, the date becomes a detail to document rather than a wall.

Two ways to show it. Evidence that the extension has been filed with US Citizenship and Immigration Services, with the receipt for the fee; or a letter from your employer confirming continued employment and its sponsorship of the renewal. One of the two does not involve your employer at all. A renewal that is filed and documented reads very differently from one that is merely planned.

Firm limits. It is a narrow path, and each program sets its own limits, so ask about them on the first call. Full documentation non-QM programs also consider borrowers with an eligible visa. See a visa near expiration and your loan.

Be ready

The papers a lender reads

Everyone on the loan shows identification and, if not a US citizen, proof of residency status or a visa. The rest of the file is the same as anyone else’s: income, savings and the home.

Money that arrives from an account abroad is a large deposit like any other: keep the paper trail that traces it to its source.

If you file US taxes with an ITIN instead of a Social Security number, a separate kind of program applies: see ITIN mortgages.

What to gather

  • Identity: photo identification for everyone on the loan
  • Status: proof of permanent residence, or your visa
  • A renewal: the extension filing and fee receipt, or your employer’s letter
  • Income: pay stubs and W-2s, or tax returns if you are self-employed
  • Savings: bank statements, every page, with any large deposit traced

Not legal or immigration advice. Questions about your status belong with a licensed immigration attorney, and tax questions with your CPA or tax adviser.

Can I get a mortgage if my work visa expires soon?

How do I show that my renewal is underway?

With evidence that the extension has been filed, and the fee receipt, or with a letter from your employer confirming continued employment and sponsorship. Gather them early.

Yes. FHA treats lawful permanent residents the same way as US citizens, for a home you will live in.

Can you advise me on my immigration status?

No. We do not give legal or immigration advice. Status questions belong with a licensed immigration attorney.
