Fixed or adjustable

How long you keep the loan shapes the choice

A fixed rate and an adjustable rate are both common. The right one depends on how long you expect to keep the loan and how much change in the payment you can accept.

A steady payment

Fixed rate

The interest rate is set at closing and stays the same until the loan is paid off, so each monthly payment of principal and interest is the same. It is often chosen by people who plan to keep the home and the loan for a long time.

Fixed rate loans
Fixed, then can change

Adjustable rate

The rate is fixed for a set number of years, then can change at set times, within limits called caps, so the payment can rise or fall. It is often chosen by people who expect to sell or refinance before or soon after the fixed period ends.

How adjustable rates work
The length of the loan

Shorter or longer

A shorter loan has a higher monthly payment but less interest paid over its life; a longer loan has a lower monthly payment but more interest paid overall. A loan officer can show you the choices side by side.

Loan options

Before you choose an adjustable rate, ask for the highest payment the caps allow and make sure it fits your budget. A loan officer can quote an adjustable and a fixed rate on the same loan, so you can compare them.

Buy or refinance

Buying in Manalapan, or changing the loan you have

A house or a townhouse

Buying a home

Conventional, FHA, VA and jumbo loans. Each program has its own rules for the down payment, mortgage insurance and the kind of home, and a loan officer can compare them for your situation.

Home purchase loans
A unit in a building

Condominiums

A condominium needs a project review, alongside the appraisal of the unit itself. For an FHA loan, the project has to meet FHA’s rules and you have to live in the unit as your main residence.

Refinance

Adjustable to fixed

A rate-and-term refinance replaces your mortgage with a new one to change the interest rate, the length of the loan, or both, or to move from an adjustable to a fixed rate. Weigh what it costs against the change in your payment.

Refinance options

Talk to a loan officer before you make an offer, so you know your price range and your cash to close, and share your contract dates so we can plan around them.

Questions

Questions from Manalapan buyers and homeowners

Do you lend in Manalapan?

Yes. Our licensed branch is in Manalapan, at 1 Yorktowne Drive, licensed under branch NMLS ID #2103558. Fidelity Residential is a dba of PFN Lending Group, Inc. (NMLS #103098), which holds a New Jersey Residential Mortgage Lender License. You can check the licence on NMLS Consumer Access (opens in a new tab).

Where are you located?

Our office is at 121 NJ-36, Suite 230, West Long Branch, NJ 07764, and our licensed branch is at 1 Yorktowne Drive, Manalapan, NJ 07726. Call 732-686-9999 to talk with a licensed loan officer.

Should I choose a fixed or an adjustable rate?

It depends on how long you expect to keep the loan and how much change in the payment you can accept. A fixed rate keeps principal and interest the same for the life of the loan. An adjustable rate is fixed for a set number of years and then can change, so the payment can rise. If you expect to sell or refinance within a few years, an adjustable rate may be worth comparing; ask for a quote on both.

What happens when the fixed period ends?

The rate is reset from the index named in your loan documents plus the margin, within the caps. Your servicer tells you the new rate and payment before the change takes effect.

Can I refinance into a fixed rate later?

You can apply to refinance at any time, but a new loan depends on your credit, income and home value at that time, and it has closing costs. Do not count on refinancing as your only plan.

Can my monthly payment change on a fixed rate loan?

The principal and interest part does not change. If your payment also covers property taxes and homeowners insurance through an escrow account, that part can go up or down when those bills change.
