The arithmetic

Lenders size a payment, not a price

Nobody knows where rates or home prices go next, and this page does not guess. What can be known is the arithmetic a lender uses.

The starting point. A lender begins with a monthly payment and works backward to a loan, setting that payment, together with what you already owe each month, against your income. Your savings and your credit are read alongside it.

Why buying power moves. Because the payment is what gets sized, a change in rates changes the loan that the same comfortable payment carries: a smaller loan when rates are higher, a larger one when they are lower. The same salary can buy a different home in a different year even when prices barely move.

Old rules of thumb. Sizing a home as a fixed multiple of yearly income describes a market that no longer exists. The test that works is the monthly payment and the cushion it leaves you.

Honest answers

When waiting is the sound call

Sometimes renting and saving really does win, and a lender who never says so is not being straight with you. Good reasons to wait are practical ones, not forecasts.

Run the numbers before you fall for a particular house, not after. Compare the full cost of owning with the full cost of renting, honestly, and keep a real cushion of savings after closing rather than just enough to get in the door.

Reasons to wait

  • A short stay: you expect to move again soon
  • A thin cushion: your emergency fund is still small
  • Uneven income: your pay is not yet steady
  • Paper money: the payment works on paper and leaves no room for real life

The full cost of owning includes property taxes, insurance, upkeep and any association dues.

Refinancing later

A payment that needs a refinance is a hope, not a plan

A payment that works on the condition that rates fall later rests the whole plan on something nobody can count on.

New loan

Underwritten again from the start

A refinance is a brand-new mortgage. Your credit, income, debts and the home’s value are read again as they stand at that later date.

Value

Where it often breaks

The new loan is held to a share of the home’s current value. If values have softened, the loan may be smaller than you counted on, even when rates have eased.

Costs

A refinance has costs of its own

Every refinance has costs to earn back, and cash out is a different loan with its own limits.

Refinancing your mortgage

The rule from our date the rate guide: buy on the payment that works at today’s rate. If the numbers improve later, that is a bonus.

Is now a good time to buy?

Nobody can say where rates or prices go next. The useful question is whether the payment fits your budget today, with savings left after closing.

Can I count on refinancing if rates fall?

No. A refinance is a new loan, underwritten again on your credit, income, debts and the home’s value at that time. Plan on a payment that works at today’s rate.

Why does my price range change when rates move?

Because the lender sizes a monthly payment. At a higher rate the same payment carries a smaller loan; at a lower rate, a larger one.

What does owning cost beyond the mortgage?

Property taxes, insurance, upkeep and any association dues. Set them all against the full cost of renting before you decide.
